CHEVY CHASE IN THE LEED

Feb 18, 2009

REAL ESTATE BISNOW

We always drive by that Holiday Inn at 5520 Wisconsin on the way to Bethesda, and when we heard that Grosvenor was spending $35 million to redevelop it into a (hopefully) Silver LEED Courtyard by Marriott, we decided to alight from the car with our camera. SVP Mark Darley told us the company's taking the hotel green because it will reduce operating expenses and, of course, is good for the environment. He tells us the Feds are implementing travel reimbursement procedures to nudge employees to pick green hotels.
The rehab will add 12 rooms to the hotel (bringing the total to 226), and once complete, all the housekeeping will be done with green products.

Green Courtyard To Open In Spring 2009

Washington, D.C., December 16, 2008-- Grosvenor, the international property development, investment and fund management group, is embarking on a $35 million renovation and re-branding of the old Holiday Inn Hotel located at 5520 Wisconsin Avenue in Chevy Chase, MD. It closed earlier this year and will re-open as a Courtyard by Marriott in the Spring of 2009. Grosvenor is seeking a Silver LEED (Leadership in Energy and Environmental Design) rating from the U.S. Green Building Council (USGBC) for the newly renovated hotel.

The renovation will include expanding the hotel from 214 to 226 rooms and creating 1,500 additional square feet of retail space just north of Saks Jandel with direct access to Wisconsin Avenue. Saks Jandel and other existing retail tenants at the adjacent Chevy Chase Plaza, which also is owned by Grosvenor, will remain open throughout the renovation.

“Our renovation project illustrates Grosvenor’s commitment to providing quality retail and hotel amenities in thriving urban neighborhoods. With an ever-increasing focus on the environment, we also are implementing many energy-saving measures within the hotel,” said Mark Darley, Senior Vice President and General Manager in Grosvenor’s Washington, D.C. office. “This hotel was originally developed in 1970 and needs to be modernized to better serve the needs of today’s business and leisure traveler as well as the local community,” he added.

The hotel’s energy efficiency and environmentally sustainable features will include a reflective roof; energy-efficient HVAC system and lighting; new energy-efficient windows; low-VOC adhesives, paints, carpets, and sealants; use of regionally sourced construction materials; construction demolition management; green housekeeping; a “bike-to-work” program for employees; low-flow shower heads and dual-flush toilets; and purchase of green power credits.

The Courtyard by Marriott in Chevy Chase will have an all-new outdoor swimming pool and deck, an updated appearance including larger windows, and a welcoming porte cochere with a feature canopy. Inside, guests will find a variety of amenities being introduced by Marriott as part of its Courtyard brand (see www.gocourtyard.com).

Courtyard by Marriott’s new lobby is designed for business, efficiency, and comfort. Flexible “welcome podiums” replace the traditional check-in desk. Inside the lobby, visitors can check out the interactive touch-screen GoBoard™ that provides a wealth of useful information including weather, local events, and restaurant recommendations, along with mapping capabilities.

Business travelers appreciate the Courtyard by Marriott lobby design, with its free Wi-Fi, ample electrical outlets, printers, fax machines, and complimentary computers. There’s also a home theater area with a 50-inch TV screen, a library, and “media pods” for private meetings or TV viewing. Redesigned guest rooms are more comfortable than ever with flat-panel televisions, large work desks, ergonomic chairs, and king-size beds with plush mattresses, rich linens, and fluffy pillows.

In addition to offering a full daily breakfast with made-to-order specialties, Courtyard by Marriott now features a Central Bistro providing “what you want, when you want it,” as well as The Market, offering prepared foods to go, toiletries, and sundries 24 hours a day. To work off extra calories, there’s a state-of-the-art exercise room.

Grosvenor acquired the 112,500 square foot Holiday Inn in late 2004 as part of a 464,000 square foot urban retail portfolio that had been assembled by Starwood Urban, LLC. The acquisition included the adjoining 40,000 square foot Chevy Chase Plaza, home to prestigious retail tenants Brooks Brothers, Saks Jandel, Sylene’s and Bank of America. Grosvenor acquired a leasehold interest in the hotel in 2007.

Grosvenor is an international group of property businesses with total assets under management of $25.7 billion as of December 31, 2007.  We have regional investment and development businesses in Britain and Ireland, the Americas, Continental Europe, Australia and Asia Pacific.  Our international fund management business operates across all these markets.  Unusual for a private company, Grosvenor publishes a full Annual Report and Accounts, available at www.grosvenor.com.

The Mayflower modernizes with $11.1 million enhancement

Jul 3, 2007
H&MM Week In Review
WASHINGTON, D.C. - Fashions have changed, but with $11.1 million in renovations, Washington's "second best address" remains as fashionable today as when it opened in 1925.
From the lobby to the suites, The Mayflower, a Renaissance Hotel, exudes a new vibrancy designed to attract the next generation of travelers and event planners. High-tech additions and modern luxuries mix with vintage architecture and world-renowned history to please youthful hipsters, politicos, socialites and celebrities.

"With this significant investment, the nation's capital now boasts a progressive 'Grand Dame' surpassing the expectations of today's guest while maintaining the mystique that makes it so appealing." says Hugh Stephens, Director of Marketing.

The new million-dollar Fitness Center features 3,000 square feet for cardio theater machines with complimentary headphones, circuit training machines, free weights, yoga and aerobics-a luxury rarely seen in urban hotels.

The yearlong project brings wireless high-speed Internet access to The Mayflower's public spaces, making the block-long promenade an ideal spot to work and people-watch.

At the new Lobby Court lounge, retro glam whets the appetite for creative tapas and 40 international wines by the glass as well as continental breakfast and Living Well Lunch.

New upholstery and carpeting complement the fabled murals, massive crystal chandelier and Mediterranean cuisine of Café Promenade. Private dining areas and white-glove service make it the power lunch location of choice.

Details
magazine (April 2007) calls Town & Country lounge the essential deal-making meal spot for the nation's top young innovators in media, entertainment, politics and technology.

Restyled function space gives new meaning to modern elegance. Each room has its own attitude: the chic Grand Ballroom, royal Chinese Room, and presidential East and Estate Rooms. Two board-style rooms, the Constitution and Independence, were added to meet demand for space where inaugural celebrations for every president from Coolidge to Reagan have taken place.

A complete renovation of two 2,200-square-foot Presidential Suites marries neo-classical design with posh accoutrements to serve the large number of dignitaries who are guests.

The Mayflower is at 1127 Connecticut Ave., NW. For more information or reservation, call 202-347-3000 or visit renaissancemayflower.com.
